Stage 1 - The Pre-Construction Roadmap

Before you spend a single dollar, you need to understand the journey ahead. I act as your independent pre-construction guide. 

What We Do Together:

Mapped Hazard Screening: We investigate readily available public planning data and council records to flag known overlays on your land (such as mapped slope, bushfire, or flooding hazards). While a physical site inspection by secondary experts will always be required later, we give you an early checklist of what to expect so you aren't blindsided.

Pathway Exploration: I will map out the typical differences between the local council DA route and the faster CDC route based on your land's initial restrictions, helping you understand how the approval path impacts your project's timeline.

A Professional Design Brief: I will translate your goals and site constraints into a comprehensive, functional brief. When you are ready for the design stage of the process you will have a clear understanding of the design direction we are going. 

Pre-Construction Process Guidance: I will walk you through a high-level overview of the standard pre-construction roadmap. You will leave with a clear understanding of the process, the typical sequence of events, and the types of consultants and applications you will need to prepare for.

Stage 2 - Design and Application

The Design Stage: Once you are fully aware of all costs involved with your application, we then move to the design stage. This is where the design creation takes shape and you start seeing design results including 3D modelling.
